Lend Lease has infrastructure development businesses in Australia, the UK and the USA.

In the USA, we are leaders in public-private community development. We regularly partner with institutional owners such as the Department of Defense to deliver large, complex development projects like the Military Housing Privatization Initiative. Through this program, we’ve delivered communities, homes, apartments and hotels on 36 military housing installations nationwide, and have two of the world’s largest solar powered communities. Our focus is on creating sustainable communities that regenerate the environment, enrich people’s lives and foster economic growth.   

In the UK, our infrastructure development business works across a select portfolio of projects focused on education, healthcare, waste management and accommodation. We offer high-quality, efficient and sustainable solutions, and work closely with our partners and all stakeholders to make these community assets a success. Once an asset has been delivered, we call on our facilities management team to ensure their life-cycle maintenance. At every stage of the project, we use hands-on management and rigorous scrutiny to safeguard public spending and deliver award-winning quality.  

In Australia, our infrastructure development team Capella Capital financially sponsor, develop and manage a range of infrastructure projects, across sectors such as education, health, justice, defence, transport, accommodation and commercial and industrial real estate. We also focus on environmental initiatives in areas such as renewable energy and water.  We prefer to be a long-term equity investor in the projects and assets that we sponsor, but also provide quality financial, equity sponsorship and development advice to select clients. Our integrated infrastructure solutions start with project inception and financial advisory and continue through development and project financing and into long-term ownership and asset management.

Americas

Tierra Vista

Tierra Vista Communities, California and Colorado, USA

The U.S Air Force selected Lend Lease as its partner to develop, build, renovate, finance and maintain 1,466 homes in the Tierra Vista Communities across California and Colorado. This master planned community incorporates well-defined, pedestrian friendly neighbourhoods alongside the Schriever, Peterson and Los Angeles Air Force Bases.  Development commenced in 2007 with a development period of six years and ongoing operations scheduled until 2057.

Hickam Community Housing, Hawaii, USA

In October 2003, the U.S Air Force chose Lend Lease as the preferred developer to develop, design, construct, renovate and maintain homes at Hickam Air Force Base in Hawaii. The two-phase, 12-year development commenced in 2005 and will deliver 2,474 state-of-the-art homes over 586 acres, as well as new playgrounds, parks, community centres and other amenities for Air Force Families.

In 2011, Lend Lease secured a power purchase agreement between Hickam Communities and SolarCity. Over the next two years, SolarCity will install photovoltaic systems on the rooftops of 600 homes, providing nearly ten percent of the energy needed to support more than 2,000 familes living at Hickam Communities. Hickham Communities will be the second solar-powered community on an Air Force Base in the U.S.

Privatization of Army Lodging, Multiple Locations, United States

In August 2009, Lend Lease assumed ownership of more than 3,200 hotel rooms across 10 U.S. Army installations. With our partner InterContinental Hotels Group (IHG), we also became the first developer to begin lodging operations under the Privatization of Army Lodging (PAL) program. In September 2010, the Army asked Lend Lease to implement the second phase of the PAL program to renovate, develop, operate and sustain on-post lodging facilities at an additional 11 U.S. Army installations, bringing the total inventory to over 8,500 hotel rooms.

Australia

Education Works New Schools Project, Adelaide

This A$323 million project required the financing, design, construction, operations and maintenance of six new schools in metropolitan Adelaide. Lend Lease joined a consortium with CBA, Hansen Yuncken and Spotless to deliver these services.  We provided financial advisory and transaction management services, as well as 50 per cent equity investment to the Pinnacle Education SA consortium. The schools were constructed over two years, before the present operations period of 28 years.  

Europe

Central Manchester University Hospitals, Manchester, UK

We are responsible for financing, designing, constructing, operating and maintaining four new Central Manchester hospitals across an area of 155,074 square metres. The £500 million project involves the replacement of three existing hospitals on the Manchester Royal Infirmary site, together with the creation of a new children’s hospital – one of the largest in Europe - and a new mental health unit.   The development comes under one of Britain’s largest Private Finance Initiative (PFI) healthcare schemes, with provisions for a 5.5 year construction period and 38 year concession period.

Lancashire Waste PFI,  Lancashire, UK

Working closely with joint venture partner Amec, Lend Lease successfully developed this £2 billion PFI project from preferred bidder to financial close.   Awarded by Lancashire County Council and Blackpool Council Waste, the 25 year contract is one of the largest Private Finance Initiative (PFI) contracts ever awarded in the UK. It combines some of the world’s most effective waste treatment technologies, including materials recycling, material recovery, green waste composting, residual waste composting and anaerobic digestions. This helps to drastically reduce the amount of waste being sent to landfill, avoid incineration, increase recycling rates and has a direct impact on reducing greenhouse gas emissions from household waste.

Spedali Civili, PFI, Brescia, Italy

Lend Lease was the equity sponsor and construction partner for this € 35 million hospital project at Brescia, 100 km east of Milan. This was our first private funding initiative (PFI) healthcare project in the Italian market, the result of two years of complex negotiations with local health authorities, regional government and specialist consultants. Incorporating a 10,000 square metre new building and a 10,000 square metre renovation, the project involved the widening of the structure of two adjacent six-storey buildings. Construction was carried out in five different phases, allowing the hospital to remain open and minimising any disruption to patients.
