Australian Prime Property Fund Industrial

Established in 1996, the Lendlease managed Australian Prime Property Fund Industrial (APPF Industrial) is a core wholesale unlisted property trust, allowing institutional investors to benefit from exposure to a portfolio of prime, directly-held industrial properties across Australia. The Fund seeks to deliver its target return and superior risk-adjusted core returns to unit holders through the long-term ownership, development and repositioning of quality diversified, predominantly core Australian industrial real estate assets.

Investment strategy

The Fund invests in predominantly core industrial properties across Australia, which are:

  • modern, functional warehouse/ logistics assets;
  • close proximity to major infrastructure including; major roads, airport, ports, rail, CBD;
  • eastern seaboard focused;
  • strong tenant covenants; and
  • low capital expenditure requirements


Property portfolio

The Fund’s portfolio comprises interests in 34 properties, with over 90 tenancies.

The portfolio is predominantly weighted to the industrial markets of Sydney. 

  • 46% New South Wales 
  • 33% Victoria 
  • 13% Queensland 
  • 4% South Australia 
  • 4% Western Australia

APPF Industrial has a vision to maintain its responsible property investment leadership status by delivering effective environmental, social and governance outcomes across the portfolio. It acknowledges the sustainability aspirations of the broader Lendlease Group and is aligned with Lendlease’s key sustainability objectives.

The Fund has had a Responsible Property Investment strategy in place since 2010.

  • APPF Industrial has participated in the Global Real Estate Sustainability Benchmark (GRESB) since 2011.

    In 2022, the fund came second in the Asia-Pacific region and placed 14th globally.

    This year, all Lendlease Australia funds placed in the top 10 for their asset category, and five funds achieved a 5 Star GRESB rating. Globally, Lendlease continues to demonstrate leadership in sustainability, reflected in 21 accolades across 17 funds in 2022.
