Lendlease One International Towers Sydney Trust

Lendlease One International Towers Sydney Trust (LLOITST) is a trust of approximately A$2.45 billion, which was established in 2015. It holds a 100% interest in the largest of the three commercial towers being constructed by Lendlease at Barangaroo South, being International Towers Sydney - Tower One.

Barangaroo South is an urban regeneration project located on the last major waterfront site in the Sydney central business district (CBD). It is now an integral part of Sydney’s dynamic economic, cultural and social fabric. Surrounded by breathtaking natural beauty, this neighbourhood is a showcase of international design excellence, leading technologies and sustainability, outstanding dining and retail, health and wellbeing offerings, public art and cultural programs, waterfront living, communal spaces and amenities.

Tower One has been developed and constructed by Lendlease to a Premium grade standard, offering tenants high-standard of  environmental credentials. The building is designed to take advantage of the outstanding harbour-front location, and has also achieved:

Part of Australia’s first mixed-use precinct certified as carbon neutral under the Climate Active initiative and has maintained this status since completion in 2015.

Overview:

  • Tower One is an approximately 103,000 square metre Premium grade office tower. This includes 48 office levels and three levels of retail.
  • The Barangaroo precinct is an easy, weather-protected walk from Wynyard train station and the Wynyard bus interchange. Ferry terminals at Barangaroo provide transport to Circular Quay and Parramatta, while the Metro delivers direct access from Sydney’s eastern suburbs and northwest to Barangaroo, greatly increasing access to new pools of talent.

Responsible Property Investment

LLOITST has a vision to be recognised as the global leader in responsible property investment. It acknowledges the sustainability aspirations of the broader Lendlease Group and is aligned with Lendlease’s key sustainability objectives.

The Fund has had a Responsible Property Investment strategy in place since 2017.

Global Real Estate Sustainability Benchmark (GRESB)

The Fund participated in its first GRESB Real Estate Assessment in 2019. In the 2024 GRESB Real Estate Assessment, LLOITST ranked 3rd in the Australia Non-listed High Rise Office peer group, maintaining a 5 Star GRESB ranking and achieving an overall score of 93/100. This builds on the high performance of the fund to date, achieving a top 4 ranking in 5 of the 6 years of GRESB submissions.
