January always brings a buzz to the commercial real estate market, and this year is no exception.

After a busy couple of weeks with potential occupiers and agents, it's clear that emerging markets like MIND and Stratford Cross are well placed to capture the overflow demand from city centre locations. 

So, what are these occupiers looking for? Here are five trends that have dominated my recent conversations:

1.    Purposeful spaces - modern workplaces aren't just places to work anymore; they're environments that spark creativity, collaboration, and innovation. There's a growing demand for flexible spaces that cater to diverse needs. It's all about creating spaces that inspire and adapt to how we work today.

2.    Dynamic ecosystems - occupiers want integrated hubs where office space blends seamlessly with cultural, educational, and innovation ecosystems. Mixing work, leisure, and lifestyle is key to attracting top talent and building vibrant destinations.

3.    Sustainability and resilience - sustainability is at the core of modern office design. Occupiers are prioritising eco-friendly spaces that align with their ESG goals. Flexibility in end uses and infrastructure is also crucial, giving occupiers confidence that their space will evolve with them.

4.    Connectivity and amenities - being close to transport, cultural attractions, and amenities like cafés, restaurants, and social spaces is still critical. These features make a workplace part of a broader daily experience, boosting employee satisfaction and productivity.

5.    Hybrid work and collaboration - the 'future of work' isn't in-person or remote, it's about the right environment for individual teams and tasks. The future is hybrid, and physical offices are destinations for collaboration and culture. This year, businesses will keep looking for offices with shared spaces, public engagement areas, and venues for events to foster community connections.

Definitely exciting things ahead for Milan and beyond.
