Project vision

The Milan Innovation District is a mixed-use redevelopment featuring office, residential, retail, research, university and public space. Located on the former Expo site northwest of Milan’s CBD, the site benefits from excellent transport links and infrastructure.

Lendlease is currently delivering 8,000 sqm of office space – the MIND Village – with later stages providing (subject to planning) 356,000sqm office space, 1083 apartments (100% for rent), 35,000sqm retail. The wider vision for MIND includes a hospital, a university and a human technopole.

MIND has been designed to facilitate the health and wellbeing of residents, workers, and visitors. This will be achieved through the delivery of nearly 300,000 sqm of green and blue space, outdoor office space and training areas. The mobility strategy for MIND is designed to achieve fully electric transport onsite and walkable and cyclable routes with a goal to reduce car trips within the precinct by 50%.

Project outcome

MIND is targeting ambitious sustainability ratings through high energy efficiency, the efficient use of water resources and using technology to support these ambitions. The impact of new buildings on the existing surrounds and the presence of green space and pedestrian areas are also key factors.

The project intends to have a fully decarbonised grid with onsite solar power generation, refurbishment of existing buildings, and a target for all buildings to exceed requirements for energy performance by 20%. And, while targeting a 50% reduction in embodied carbon, 95% of construction waste will be diverted from landfill, with no more than 5% sent to landfill during operation by 2040.

As part of this project, Lendlease has established a dedicated studio in Milan in partnership with Stora Enso, one of the world’s leading suppliers of sustainable timber.

MIND is working in partnership with the Italian Ministry of Justice on Programma 2121, which provides training and job opportunities to previously incarcerated individuals. The overall MIND precinct is targeted to achieve LEED Gold sustainability standard, and both MIND West Gate and MIND Village are registered for LEED Cities and Communities.
