Every day, people around the world live, work, shop, play or travel via an asset created by Lendlease.

Founded in Sydney in 1958, our company was born out of a vision to successfully combine the disciplines of financing, property development and investment.  
 
Since the beginning, Lendlease has played a role in creating landmark places around the world. We create places that leave a positive legacy with a focus on safety, innovation and sustainability, delivered by people who are respected for who they are and what they do.  
 
A small sample of the calibre of our projects and capabilities includes:

  • The National September 11 Memorial & Museum is a tribute to the lives lost after the attacks on September 11, 2001. We were privileged to return to the World Trade Center site in New York to deliver the landmark project. 
  • Malaysia’s Petronas Twin Towers was the tallest building in the world at the time of completion. Lendlease was the project manager for this iconic development, spanning 40 hectares and located in the heart of the Golden Triangle at Kuala Lumpur City Centre. 
  • Sydney Opera House is one of the most recognisable buildings of the twentieth century. Civil & Civic Contractors (later acquired by Lendlease) constructed stage I of the building, the entire structure below its iconic sails. Baulderstone (acquired by Lendlease in 2011) also played a key role in the construction of the Opera House.   
  • Tate Britain has been home to British art for more than 100 years. Lendlease delivered international standards through the upgrade and refurbishment work on the north and south quadrants of the gallery.
  • In 1984 Lendlease won the contract to restore the Statue of Liberty in New York in advance of its 1986 centennial. 
Disruptive technologies and impact on property industry
At Lendlease we design beyond the physical environment.  
Our aim is to integrate digital layers into the built environment, enhancing connectedness by reducing friction and enabling discovery.

By harnessing innovative and emerging digital technology we can dynamically respond to individual and asset needs. This will allow residents to monitor the performance of their homes, and our building managers to adjust the way our building can operate to cater to peak needs when this is required.

Lendlease is focused on leveraging disruptive technologies to unlock value across four key areas:
  1. Improved customer experiences, productivity, safety, health and wellbeing. 
  2. Enhanced operational efficiency, sustainability and reduced lifecycle costs for assets. 
  3. Increased asset value and new sustainable revenue streams through the creation of new products and services. 
  4. Improved and accelerated design and construction processes.
Lendlease is already embracing disruptive technologies to improve the performance and sustainability of its assets.
  • International Towers Sydney, Barangaroo – Intelligent software platform and real time 3D visualisation enabling improved building performance, operational transparency and efficiencies. 
  • Lendlease Communities, Yarrabilba (QLD) – A living lab that includes multiple Internet of Things (IoT) sensors and devices improving water consumption, energy consumption, safety and resident information.
  • Lendlease Retail – Artificial intelligence and advanced analytics software platform improving energy consumption whilst enabling condition based and predictive maintenance for retail assets. 
  • Alkimos Beach (WA) Battery Storage – Community trial is underway to demonstrate the benefits that can be unlocked from building sustainable energy solutions into our projects.

Diversity Council Australia
Lendlease is a corporate member of the Diversity Council of Australia (DCA), an independent, not-for-profit workplace diversity advisor to business in Australia. Our membership provides access to leading research and regular events held by DCA.

Pride in Diversity
Lendlease is a founding member of Pride in Diversity (PiD), the national not-for-profit employer support program for LGBTI workplace inclusion specialising in HR, organisational change and workplace diversity. PiD publishes the Australian Workplace Equality Index (AWEI), Australia’s national benchmarking instrument for LGBTI workplace inclusion from which top employers for LGBTI people are determined.

Australian Human Resources Institute
Lendlease is a corporate member of the Australian Human Resources Institute (AHRI), the national association representing human resource and people management professionals. Recently Lendlease won the 2014 AHRI Inclusion & Diversity Award for LGBTI Inclusion.

Australian Network on Disability
Lendlease is a proud sponsor of the Australian Network on Disability (AND) and is currently working with this peak organisation to develop our Accessibility Action Plan at Lendlease.

National Association of Women in Construction
Lendlease is a corporate member of the National Association of Women in Construction (NAWIC) and supports NAWIC events in each state throughout the year, including the annual NAWIC awards. 
Gateway cities
Relative to their national average, gateway cities typically experience higher population growth; have the most appealing employment prospects; are more resilient through property and economic cycles; and attract more global investment capital.  

Playing to the breadth of our skills,  these cities often contain sites well suited to regeneration and  infrastructure upgrades. 

To identify the cities most relevant to our strategy and capabilities, we periodically undertake an extensive global study, evaluating key metrics including economic, business climate, geopolitical risks, urbanisation potential and capital market indicators. 

We also evaluate global cities on additional metrics such as demographics, demand drivers, property fundamentals, unique attributes, policy and planning frameworks and Lendlease’s presence in a market.

Wherever we operate, our business operations must comply with our robust safety and sustainability standards. Attracting the right teams with the appropriate capabilities to deliver on our pipeline is also a key consideration of the cities we choose to target. 

This process identified an initial 17 gateway cities for our urbanisation platform to target. Today, we operate in 15 of these 17 gateway cities. Major urbanisation projects have been secured in ten of these cities.
Gender pay gap
Equity is important to Lendlease. We have committed significant resources to understanding what causes gender pay gaps and how to best address them. 

Lendlease employs approximately 13,000 people across our diverse business operations and we are committed to ensuring gender equity is a reality for everyone within our company. Over the last seven years, Lendlease has actively worked towards achieving our gender pay equity goals through a range of in-depth reviews, processes and communications. 
  
As Lendlease Group CEO and Managing Director Steve McCann shared in the Male Champions of Change Closing the Gender Pay Gap report: "There is no excuse for men to be paid more than women for work that has the same accountability, breadth and difficulty, and for which they have comparable performance, competence and experience.”

Infrastructure Investment in Australia

Urbanisation and population growth are driving the need for improved productivity, creating strong demand for social and economic infrastructure.

Global social and economic infrastructure spending was US$3.8 trillion in 2015 and is estimated to rise to an average of US$5.1 trillion per year between now and 2035.

Lendlease has a strong infrastructure solutions capability in Australia with $3.1 billion of Engineering backlog revenue. We have delivered major projects, such as the Anzac Bridge, Regional Rail Link and significant sections of the Pacific, Hume and Bruce Highways within Queensland, New South Wales and Victoria. 

A number of Lendlease’s engineering and building projects are funded via Public Private Partnerships. These partnerships are initiated through our Infrastructure Development business. Lendlease can partner with governments and private institutions to deliver solutions that meet the needs of growing cities and regions in Australia.

Our Engineering business in Australia secured $3.5 billion of transport infrastructure in FY18.

Marriage Equality
Lendlease has long supported equality in the many countries in which we operate. In March 2016, Lendlease reinforced our company position by supporting Australian Marriage Equality and their campaign around marriage equality.   

We are proud to have an industry leading global diversity and inclusion policy which promotes an inclusive and respectful environment for all our employees and stakeholders. We respect the rights of all individuals to form their own views on matters such as marriage equality.

Lendlease has once again been recognised as a top employer in the Australian Workplace Equality Index for Lesbian, Gay, Bi-sexual, Transgender and Intersex (LGBTI) inclusion.

Lendlease is a founding member of ’Pride In Diversity’ in Australia, and in the United States our business has received a citation for the last two years on LGBTI inclusion. 
 
Mental Health

Lendlease is committed to the health and safety of its people and those who work with us, and we have been acknowledged externally for our focus on providing healthy workplaces.

Lendlease is certified as a ‘Global Healthy Workplace’ for 2017 to 2019 in recognition of our focus on employee health & wellbeing. This certification was granted by the Global Centre for Healthy Workplaces in October 2017. In addition, Lendlease won the multinational employer category at the 6th Global Healthy Workplace Awards announced on Friday 7 September 2018 in Bergamo, Italy. 
 
We have a holistic approach to health & wellbeing, and continue to grow our focus around mental health. We know that employees are likely to experience higher levels of stress, anxiety and depression if they work in the construction sector. In Australia, construction workers are six times more likely to die by suicide than a workplace incident.   
 
Looking after the physical and mental health of our people is a significant part of the Lendlease culture. In support of this Lendlease introduced wellbeing leave in 2015 – giving all employees one day every four months to attend to health & wellbeing related needs. In FY18, 68.4 per cent of Lendlease employees used their Wellbeing Leave.  
 
We will continue to work with industry partners and experts to grow our knowledge in these areas, and importantly, address these health & wellbeing challenges. Today Lendlease partners with many organisations around the world including Bupa, Mental Health First Aid, Beyondblue, MATES in Construction and R U OK? to deliver our mental health programs.  
 
Our programs provide preventative support and active help to anyone who may be experiencing a mental health condition. This includes the globally recognised and accredited Mental Health First Aid (MHFA) training. More than 1,150 of our employees are trained around the world in mental health first aid. We also know that over the last 12 months more than 3,000 Lendlease employees have participated in at least one mental health program around the world.  
 
Our people are also encouraged to participate in health related community initiatives including R U OK? Day, febfast, Movember and World Mental Health Day.


Safety
We are committed to the health and safety of our people. This means we focus on maintaining the health and wellbeing of our people and those who engage with our assets. 

At Lendlease, first and foremost we want to send people home in the same condition in which they came to work or visited one of our locations because it is simply the right thing to do. This is what our safety focus is all about, and safety will always be our number one priority.  

Through Lendlease’s Global Minimum Requirements (GMRs) we operate to a consistent standard across all of our operations. GMRs apply to the entire lifecycle of a project, including before we even decide to bid for a project. Our GMRs remain the foundation to our overall approach to health and safety. 

In this day and age, everyone has the right to go home safely to their families, friends and love ones, every day.  

At a glance:
  • 92 per cent of our operations were without a critical incident in FY18. 
  • During FY18, our frequency rate across the Group for Critical (high potential) incidents decreased by 27 per cent.
  • The frequency rate for Lost Time Injuries increased marginally across the Group by six per cent. 
Skilling workforces
Lendlease has a long and strong tradition of skilling and training our workforce and supporting the communities in which we have a presence through improved education and employment opportunities. Our commitment to skilling and training is evident around the world.

NORTHHUB

When our Engineering business was tendering for the Northern Connector road project in Adelaide, the South Australian Government stipulated this major project needed to create jobs for locals. High unemployment rates in the northern Adelaide region was further impacted by the closure of the Holden automotive plant in 2017.

Upon winning this new 15.5 kilometre, six lane road project, Lendlease, in partnership with the Department of Planning, Transport & Infrastructure, launched NorthHub, an employment and training centre to connect jobseekers to employment opportunities. Former Holden employees are now employed on this project, including an office manager, an environmental officer and several construction workers.

Through NorthHub, we have provided employment and training opportunities to a range of target groups including displaced automotive workers, long term unemployed, women, Indigenous Australians, trainees and apprentices. Our goal was for 20 per cent of onsite hours to be delivered by these target groups, and we have already exceeded 35 per cent. We are proud to be helping locals establish sustainable careers in the construction industry.

MORE MILESTONES AT OUR SKILLING & EMPLOYMENT CENTRE IN ST MARYS (SYDNEY)

Since 2005, the Skilling & Employment Centre has assisted more than 4,500 people to achieve jobs. 1,600 people have undertaken skilling courses that support job readiness in the areas of: construction, first aid, computer skills, networking, resume preparation and interview techniques.

SAFETY SUPERVISOR APPRENTICESHIP PROGRAM (SSAP) IN MALAYSIA

In collaboration with Malaysia’s Construction Industry Development Board (CIDB), we developed the Safety Supervisor Apprenticeship Program (SSAP). As the first formal apprenticeship collaboration between the public and private sectors in Malaysia, the program focuses on the safety needs of the construction industry.  
The structured program provides industry recognised training (encompassing both theoretical and onsite training components) through an integrated approach by Lendlease and CIDB. Those who complete the SSAP receive a formal CIDB and Lendlease SSAP qualification, as well as various certifications from the Department of Occupational Safety and Health (DOSH) and National Institute of Occupational Safety.

TRAINING ACADEMY AT PAYA LEBAR QUARTER (SINGAPORE)

At Paya Lebar Quarter, we aim to raise the bar in worker engagement and set new standards for the construction industry in Singapore. To do this, we introduced the Training Academy. Open to all workers, the daily courses covered low risk awareness and high risk tolerance topics including Frontline Leaders, Incident & Injury Free and Cranes & Lifting. With over 25,500 hours completed in FY17, new standards for worker competency have been established in the Singapore construction market.

BE ONSITE

Lendlease supports employment initiatives in the communities we work in. Be Onsite traces back to the Bluewater project in the late 1990s, when Lendlease partnered with the UK Government’s ‘Job Centre Plus’ to match local disadvantaged job seekers with employment opportunities on this project.

In 2008, Lendlease evolved this partnership into an independent not for profit. Over the last 10 years, Be Onsite has employed 616 people on Lendlease projects throughout the UK, with 238 of these roles on our Elephant Park project.
Smart cities
Lendlease believes technology and data, infrastructure and service systems can be used to enhance the way our cities work. However, our cities and urban areas need to be more than 'smart', they need to be liveable, healthy and sustainable places.

Technological solutions such as big data and the internet of things are a part of the solution but so too are strong regulatory and governance frameworks. 
 
Lendlease already uses digitisation and analytics to generate insights to improve the design and performance of the places we deliver, for example International Towers Sydney, Barangaroo. Smart solutions, including smart cities will also be delivered when urban environments and cities deliver superior environmental, social and economic outcomes for our communities. 

WHAT IS A SMART CITY? 

A smart city is where traditional networks and services are made more flexible, efficient and sustainable with the use of information, digital and telecommunications technologies, to improve how a city operates.  
 
Using data to measure and improve the performance of urban systems lies at the heart of the concept. 
 
Smart cities should provide their citizens with the following:

  • Data as a utility – providing an ability to collect, communicate and analyse data 
  • Smart Infrastructure – using smart infrastructure technologies to provide more intelligent services 
  • Smart technology enablers – using the Internet of Things to lay the groundwork for the digital economy to evolve 
  • An agile master planning system – this creates the capability to adopt and harmonise emerging innovations and disruptive technologies

A broader context needs to be considered when discussing the need for smart cities. Urbanisation is occurring at a rate faster than any time in history. 
 
The World Economic Forum has estimated that 60 per cent of the areas where the world’s urban dwellers will live in 2030 are yet to be built.
Sustainability

At Lendlease, Sustainability is at the heart of our vision to create the best places. 

Sustainability at Lendlease is underpinned by:

  • Environment – we respect nature and work tirelessly to reduce our environmental impact through reducing greenhouse gas emissions; using energy wisely; eliminating waste and creating more clean water than we use. We are committed to reduce our energy, water and waste usage by 20 per cent by 2020. We are also exploring more sustainable building and material alternatives. For example, International House Sydney is made of Cross Laminated Timber, which has a 40 per cent decrease in embodied carbon when compared with traditional construction materials.

  • Ethics – our history demands that we not only deliver strong returns for our security holders, but that we do so in a fair, just and equitable manner. Strong ethics in terms of the investments we make and the people we do business with are central to these beliefs. Our refusal to work with people who did not uphold our safety vision has seen us exit countries and sectors – testament to our commitment to ethically ‘doing the right thing’.  

  • Community – we are passionate about understanding and working with local people to co-create places that respect and are inclusive of all views. To help all parts of our communities to thrive, we place a strong emphasis on inclusiveness, wellbeing, employment, skilling and education. The work we do through our Reconciliation Action Plan is an example of this. In 2016, Lendlease achieved ‘Elevate’ RAP status, the highest level recognising our efforts for driving reconciliation in our sector - 5,400 employees in Australia have completed face to face or online cultural awareness learning.
Our achievements in sustainability are acknowledged by the organisations we partner with to deliver a more sustainable built environment.
  • We are also recognised as an international leader by the Global Real Estate Sustainability Benchmark (GRESB); with five Lendlease managed funds ranked number one in the respective global or regional categories, in 2017;
  • We are a Corporate Advisory Board member of the World Green Building Council;
  • Lendlease's APPF Commercial is Australia’s first 6 Star Green Star rated portfolio (awarded by GRESB);
  • We have been listed on the Dow Jones Sustainability Index (World) for 16 years; and
  • We are signatories to the United Nations Global Compact.

Tax
At Lendlease, we’re proud to make a positive social, environmental and economic contribution to the regions in which we operate. We’re also committed to strong corporate governance policies and practices, which are fundamental to the long term success of the company. 

This includes complying with all relevant tax laws and maintaining open and respectful relationships with relevant tax authorities. 
 
We’re also committed to not participating in tax evasion or aggressive tax planning, or providing tax advice to third parties. 
 
In 2017, approximately 23 per cent of Lendlease’s earnings were derived from our regional businesses in Asia, Europe and the Americas, and approximately 77 per cent was generated from operations in Australia. Corporate tax is paid by Lendlease Corporation Limited (and its subsidiaries) in line with the relevant corporate tax law of the jurisdiction in which income is generated.   
 
The corporate tax rates applying to our regional businesses differ to the Australian corporate tax rate of 30 per cent. Some jurisdictions in which Lendlease operates have corporate tax rates higher than Australia (eg United States and Japan); while other jurisdictions have lower corporate tax rates (eg Singapore and United Kingdom).

Lendlease’s integrated business model and international scale makes this vision possible. We invest, we develop and we build. We partner with cities, their governments and communities to transform city centres to foster a deeper connection between people and place. We've been doing this for more than 50 years.

Our strategy targets 17 of the world’s gateway cities in Australia, Asia, Europe and North America. Today, Lendlease has a presence in 15 of these 17 gateway cities.

These cities serve as the main point of entrance to a region. They are cities that promise strong performance and a resilience to the ups and downs of the property, economic and political cycles. They also typically contain large inner urban sites where infrastructure upgrades are often overdue.

We now have 18 major urbanisation projects across 10 gateway cities.

Vision for reconciliation
Our vision for reconciliation remains one that drives all employees to acknowledge and celebrate the proud heritage of Australia’s First Peoples. It also promotes opportunities for career development, sustainable business growth and economic participation of Aboriginal and Torres Strait Islander Australians.

In 2016, our Reconciliation Action Plan (RAP) achieved ‘Elevate’ status, the highest level to be awarded by Reconciliation Australia. Lendlease first introduced a RAP in 2011. We are into the final year of our Elevate RAP, ‘Building Respect: Past, Present, Future 2016 – 2018’. Our Elevate RAP applies three goals to our Australian operations: 

    1. All Lendlease employees in Australia will be invited to participate in cultural awareness and engagement learning.  

    • 5,400 Lendlease employees in Australia have completed face to face or online cultural awareness learning.
    • 100+ Lendlease employees in Australia have engaged in cultural immersion opportunities on Country.
    • First client of Arrilla Digital, an Indigenous cultural competency online learning program available to all Lendlease employees.

    2. We will increase the number of Aboriginal and Torres Strait Islander employees in our Australian business.  

    • Approximately two per cent of our Australian employees are Indigenous.  
    • 90+ Indigenous university interns have been hosted by Lendlease through our partnership with CareerTrackers since 2011.
    • Five formal partnerships with organisations that work to improve academic and employment outcomes for Indigenous students.

    3. We will increase procurement from, and support the development of, Aboriginal and Torres Strait Islander businesses in Australia.  

    • The Gymea program is our national procurement strategy targeted at increasing procurement activity with Indigenous businesses.
    • $68.3 million spend in FY18 with registered and certified Indigenous businesses (compared to FY17 spend of $26 million).
    • 11 Indigenous businesses have signed strategic partnership agreements with Lendlease to create opportunities that enable them to grow.

CareerTrackers  

CareerTrackers is a national not for profit organisation that creates internship opportunities for Indigenous university students. Since forming our partnership with CareerTrackers in 2011 Lendlease has hosted more than 90 Indigenous university interns across its businesses. Of these interns, we have been able to successfully place many into casual, graduate and direct employment roles at Lendlease.
 
Bourke NSW Aboriginal Community  

We are working with the Bourke NSW Aboriginal Community as part of a collective collaboration, including the participation and support of the NSW Government, to prove that a justice reinvestment approach can prevent more young Aboriginal people from entering the justice system. The project aims to reduce the $4 million annual cost to the NSW Government by incarcerating fewer young people from Bourke.  
 
Lendlease Executive Lead for Indigenous Engagement and RAP, Cath Brokenborough, plays a pro-bono facilitation role working with the Bourke Aboriginal community to develop a design and delivery program of community-led housing. An initial two houses were designed, built and sold to Aboriginal families. Lendlease continues to work with the community to scope the next stage of the program.
Workplace of the future
Business performance is driven by many factors. Strategy, people and culture are critical ingredients – the workplace is where culture happens, people connect and strategy comes to life. Traditional corporate workplaces have evolved significantly and will continue to reshape with changes in technology and work styles.

Lendlease’s approach to creating the best workplaces starts with listening and observing, and only then creating. The Lendlease workplace team has recorded nearly three million unique observations over the last three years on interior space utilisation.

Our extensive experience in creating modern and adaptive workplaces over the last 10 years has taught us that the best places to work are an interplay of factors, including location, the amenity and its technology capabilities, its surrounds and human touch points.

Many of Lendlease’s workplaces, including our flagship headquarters at Barangaroo, in Sydney, showcase our abilities in creating workplaces that support purposeful interactions, inspire greater collaboration, promote a sense of belonging and encourage greater health and wellness.

Lendlease continues to raise the bar by delivering internationally recognised workplaces both for itself and external clients including CBA, Westpac, Telstra, Google and Amgen. In fact, CBA and Westpac have both won industry awards, in recognition of workplaces created by Lendlease.

Our workplace is an investment in Lendlease, our people and our future.

Workplaces within our Barangaroo headquarters give our people options, including spaces to think and reflect, connect, collaborate and innovate. Everyone has a 'neighbourhood' – a place where they belong with their team, providing social cohesion. And every day our people can choose where they work, depending on the type of work they need to do. This is team based working, the first of its kind.

Lendlease’s Barangaroo workplace has ranked in the top 6 per cent of workplaces surveyed globally for workplace design, functionality and effectiveness, earning the Leesman+ accreditation* for exceptional performance in workplace design, delivery, management and operational effectiveness.

Our Barangaroo workplace achieved an overall workplace effectiveness (Lmi*) score of 74.1, 13 points above the Leesman average of workplaces surveyed globally.  This score ranks us in the top 6 per cent, or one of only 44 companies, to earn the Leesman+ accreditation.

*The Leesman Index is the largest independent collection of workplace effectiveness data in the world. It provides us with the opportunity to not only measure performance, but push benchmarks and industry standards.

Other highlights include:
  • More than 92 per cent of our people are proud to bring visitors to our workplace, compared to the Leesman benchmark of 50.9 per cent.
  • Over 73 per cent of people feel the workplace enables them to work productively, exceeding the Leesman benchmark of 56.7 per cent. 
  • Over 94 per cent of people said the design of the workplace was important to them.  
  • Over 88 per cent of people believe the culture of Lendlease is supportive to working in a mobile/flexible way and the technology, tools and infrastructure enable this.
