Lendlease appoints Allies and Morrison at Euston
- 28 May 2025
Architects have been appointed to lead the transformation of 60 acres of land around Euston station in the heart of London.
Lendlease, the Government’s master development partner for the project, has appointed leading architecture and urban planning practice Allies and Morrison as master planner for commercial development of the 60-acre site in Euston.
The news marks a major step forward in the transformation of Euston into a new destination for the capital and will allow work to get started on developing long-awaited proposals for the area. Having the opportunity to comprehensively re-plan and re-connect a major part of a global capital city such as London is extremely rare and the redevelopment will allow the reconnection of neighbourhoods that have been divided by the station and its tracks.
Allies and Morrison will have a central role in shaping a masterplan that will deliver thousands of new homes, commercial, life science and community spaces. It’s a plan that will help support the area’s growth and drive investment that will generate significant value for the UK economy.
Lendlease Group Executive, International, Andrea Ruckstuhl, said: “We’ve been working closely with Government, the Mayor of London and Camden Council to drive forward the regeneration of Euston and are appointing Allies and Morrison to lead on master planning. It’s the last site in central London with the potential to deliver regeneration at this scale. And we want to maximise a unique opportunity to re-connect and uplift the surrounding neighbourhoods – creating a new destination that benefits local communities and businesses and supports London’s growth.”
Last October, the Government confirmed funding for the tunnels connecting Old Oak Common and Euston and is working at pace with partners in the area to deliver and integrate four major projects: the new high-speed rail (HS2) station, an upgraded Network Rail station, enhancements to the London Underground station and local transport facilities along with a significant level of development, led by Lendlease and Allies and Morrison.
Allies and Morrison’s appointment as master planner brings to the project a wealth of experience and a proven track record in delivering complex, large-scale developments both in the UK and internationally. Renowned for their thoughtful, contextual approach to urban design; the practice has been instrumental in shaping some of the most significant regeneration projects in recent decades, including the masterplans for the Olympic Park in London and at King’s Cross Central.
Internationally, Allies and Morrison have contributed to major projects such as the Msheireb Downtown regeneration in Doha and the transformation of Toronto’s Humber Bay Shores. Their appointment promises a design-led and sustainable vision that will deliver a vibrant new development.
Paul Eaton, Partner at Allies and Morrison said: "It is exciting to be working with Lendlease at Euston. We are approaching this appointment with passion and energy. We will be looking at the site and the project from multiple angles and our end goal will be to write a compelling next chapter for a place that has so much to offer London and beyond."
Separately, the Euston development forms part of a joint venture that was announced on 19 May between Lendlease and The Crown Estate. The conditional agreement covers six major development projects, delivering over 10 million square feet of workspace, more than 100,000 jobs and circa 26,000 new homes.
