New 350,000-square-foot life sciences building features 10,000 square feet of spec lab space, with Tradesman Coffee Shop & Lounge in ground-floor retail and local art exhibited by TurningArt and J. Perry Fine Art.

(Boston, June 6, 2025) Lendlease, a leading integrated real estate group, today announced the completion of FORUM, a nine-story, 350,000-square-foot life sciences development at 60 Guest St. in Boston’s Allston-Brighton neighborhood. Tradesman Coffee Shop & Lounge is now open on the building’s ground floor, offering its signature coffee, cocktails and all-day menu. Additionally, visitors to the building can enjoy a community-oriented art exhibition featuring pieces curated by TurningArt and J. Perry Fine Art.

“FORUM represents a new benchmark for life sciences development in Boston Landing, bringing together state-of-the-art lab infrastructure, collaborative workspaces and engaging community amenities under one roof,” said Mark Barer, Director of Development, Boston, Lendlease. “From day one, our aim was to create a sustainable, next-generation environment that supports scientific innovation and enhances the vibrancy of Boston Landing. With its flexible lab design, advanced building systems and proximity to a growing ecosystem of life sciences institutions, FORUM offers an ideal setting for companies to grow and thrive.”

Developed by Lendlease and constructed by Consigli, FORUM is the first purpose-built life sciences facility in Boston Landing. Designed by SGA, the highly amenitized building offers a 60/40 split between lab and office space and includes a dynamic mix of public and private meeting areas. Thoughtfully integrated into the surrounding neighborhood, FORUM features a publicly accessible ground floor where both Tradesman and the art exhibition are located, along with additional space for community programming.

Among these amenities, Tradesman Coffee Shop & Lounge stands out as a new addition to the Boston Landing neighborhood. From the seasoned restauranteurs behind Fin Point Oyster Bar, Amber Road and Urban Wild, Tradesman is known for its warm and inviting ambiance. The ground-floor café offers a full-service dining experience featuring an all-day menu of sandwiches, light bites and baked goods, alongside locally roasted coffee and espresso drinks. Guests can also enjoy a curated selection of craft beers, wines and cocktails served in the late afternoon and evening. This marks Tradesman’s fourth location in the Boston area.

The art experience curated by TurningArt and J. Perry Fine Art features a rotating selection of works displayed on the first and third floors of the building. They include hand-painted canvases and murals, digital displays and other pieces spanning various mediums, with a strong representation of Boston-based artists.

“Our vision to create public spaces at FORUM that energize the neighborhood has come to life, and we’re excited to welcome both Tradesman and TurningArt to our community,” said Barer. “These additions further enhance the vibrancy of Boston Landing, offering residents, visitors and those working at FORUM new opportunities to connect while supporting local artists.”

FORUM offers tenant amenities on its third floor including a shared kitchen and dining area as well as a 7,000-square-foot terrace with cabanas, seating areas, grilling stations and high-speed Wi-Fi. Meeting and collaboration spaces equipped with A/V capabilities accommodate conferences and meetings of all sizes.

Aligned with Lendlease’s industry-leading sustainability commitments, FORUM incorporates numerous environmental innovations designed to achieve LEED Platinum, WiredScore Platinum and Fitwell certification as well as net-zero operations. The development also recently qualified for the highest-tier energy savings under the Mass Save program due to its high-performance building design.

Located in the heart of the Boston Landing mixed-use district, FORUM provides multimodal transit access, including proximity to the Massachusetts Turnpike; MBTA Commuter Rail, whose Boston Landing station is 0.2 miles from the building; and MBTA bus routes offering service to downtown Boston and Cambridge. Bluebikes, Boston’s public bike-share program, also has a station located on Guest Street.

Nearby attractions and amenities include the New Balance corporate headquarters; SmartLabs, a life sciences incubator; a state-of-the-art track and fitness facility; Roadrunner, a popular music venue; and practice facilities for the Celtics and Bruins, as well as the soon-to-open Boston Landing Hotel and under-construction Allston Yards mixed-use neighborhood.

Through a partnership with MassBioEd, a nonprofit education foundation focused on workforce development in the life sciences industry, FORUM’s common areas will host programs aimed at educating area students and career seekers about the life sciences industry and equipping them with skills to pursue careers in the field.

Prospective tenants can tour FORUM by appointment. For more information, contact JLL at (617) 531-4253 or visit www.forumbostonlanding.com.
