Southlands Boulevarde's trade area has an estimated population of 83,410 as of June 2018 which is forecast to grow at an average annual rate of 0.6% reaching 87,680 by 2026. The average age of the resident population is 37.3. The Average household income is $117,477 with 59.3% of the population with dependent children.

The trade area defined for Southlands Boulevarde includes one primary sector, three secondary sectors and three tertiary sectors. The primary sector is bounded by Roe Highway in the south-east, Willeri Drive in the east and Melville Glades Golf Club and John Connell Reserve in the south, including part of the suburb of Willetton. The main trade area and generally extends 2 – 4 km in all directions from the site, reflecting the inner suburban location of the centre as well as the surrounding competition. In addition, three tertiary sectors are defined to make up the total trade area, which extends to the Canning River in the north, and Armadale Road in the south.
