Armadale Shopping City's trade area has an estimated population of 132,480 as of June 2018 which is forecast to grow at an average annual rate of 2.9% reaching 166,205 by 2026. The average age of the resident population is 35 with 59.4% of population with dependent children.

The defined trade area for Armadale Shopping City includes one primary sector and four secondary sectors. The primary sector is bounded by the Tonkin Highway in the north-west and extends some 1 – 6 km to include the major suburbs of Armadale, Wungong and Kelmscott. The main trade area generally extends 10 – 30 km around the site, reflecting the established population located within Armadale and the significant growth that is anticipated to occur to the south of the centre around Byford and Mundijong. In addition, one tertiary sector has been defined to include portions of Gosnells and Southern River.
