Long-term ownership of premium-grade office buildings with ground floor retail spaces in Milano Santa Giulia.
A “core” investment strategy aims to maintain the properties in the portfolio over the “medium/long” term, preserving their value and maximizing the return for the investor through the preservation of the rental value and the best valuation at the time of disposal.
Property portfolio
Two office buildings, Spark 1 and Spark 2.
- The Spark 1 building features a Gross Lettable Area (GLA) of approximately 32,000 sqm, and Spark 2 features a GLA of approximately 19,000 sqm.
- Featuring the highest standards of interior design and energy performance, the buildings boast spacious green areas, plenty of natural light, interactive co-working spaces and a gym. They feature a wide food court, serving these buildings and the neighbourhood.
Milano Santa Giulia
The overall urban regeneration project creates a real new mixed use district defining a new urban model with mixed uses such as office, residential, retail, entertainment and hospitality. Milano Santa Giulia covers more than 1.1 mln sqm in the south-est of Milan including a 20,000 seats in Arena Santa Giulia, that will be central stage for the Milano-Cortina 2026 Olympics Winter Games. This mixed-use development has the potential for up to 2,500 homes. It is only a ten-minute drive from Milano Linate International airport and fifteen minutes from the city centre, enjoying excellent connectivity by metro, rail and road across the city and beyond. The urban development is based on a biophilic approach: not only the buildings, but also the entire neighbourhood is designed to align with the highest sustainability standards, not only environmental but also economic and social. There will be c.30 hectares of parkland, which will become the third largest urban park in Milan.
