as a closed-ended real estate Italian Alternative Investment Fund reserved to professional investors, Lendlease MSG Heartbeat is co-invested by Lendlease MSG North Investment (Europe) Limited.

Investment strategy

A “value added” investment strategy of diverse assets, including:

  • Premium grade office buildings
  • Hotel
  • Municipal urban park


The Fund, which has a duration of 15 years, whose mission is the development of Milano Santa Giulia district, captures the resulting appreciation in value or increasing income through the identification of tenants and subsequently the holding of the properties leased.

Property portfolio

The property, located in the Milano Santa Giulia district, is one of the most important urban regeneration projects in Italy. Total area covers about 1,000,0000 sqm with building rights amounting to 670,000 sqm and a planned investment of Euro 2.7 billion.

The district is located in the southeast area of Milan, in a strategic position with respect to private and public transport, allowing the inhabitants to easily access various mobility options, including the Linate airport, the highways, trains and subways.

The Masterplan of the project covers MSG North Area which is located in the northern area of the district, that will allow it to benefit from the existing infrastructure - including Spark Business District - the construction of a new Arena, a large supermarket store, the new Milan Conservatory and the access to park in the future.

Alongside residences surrounded by greenery, under the sign of wellbeing and environmental sustainability, an innovative retail area and a set of services, the project will be a key investment opportunity capable of responding to housing and service needs for a sustainable and inclusive neighbourhood which is set to become a new centrality for Milan ahead and beyond the 2026 Olympic games.

Responsible Property Investment

Lendlease MSG Heartbeat is aligned to the wider Lendlease Group responsible property investment objectives as well as its sustainability aspirations therefore is coordinated with Lendlease’s key sustainability objectives.

The project considers factors such as energy efficiency, the use of water resources, the impact of new buildings on the existing surroundings, the efficiency of technological instruments and the presence of green spaces and pedestrian areas.

A totally carbon neutral development based on a biophilic approach, it represents a lighthouse for decarbonization technologies in the fields of mobility, construction and energy use.

The project will also work in partnership to enable the inclusion on the project of individuals who have previously been imprisoned through training and job opportunities as part of the Program 2121 in partnership with the Italian Department for Justice.

Environmental, Social and Governance

The buildings and the district will be certified according to the most important international standards (e.g. LEED) in terms of sustainability and well-being of the inhabitants. Solutions that will make it possible to reduce consumption and related emissions through:

  • use of rainwater for irrigation;
  • use of materials with low embodied carbon emissions and which allow to mitigate the heat island effect.
