Project outcome

There are 30 condominiums, ranging from two bedroom units to five bedroom duplexes with elevators opening directly into the residences. Condominium interiors feature Italian and French marble, specialty kitchen cabinets, herringbone wood floors and trim, and moldings to enhance the pre-war aesthetic. The ground floor duplexes each have their own private courtyards. Amenities include full time doormen and concierge, a landscaped private garden courtyard, fitness center with a private training studio, residents' lounge with separate catering kitchen, family club/game room and wine cellar.

The project involved the demolition of the existing 10-story Hunter College School of Social Work and subsequent construction of this 145,000 square foot high-end residential building.

Located on the north side of East 79th Street between Lexington and Park Avenue, much of the existing foundation walls were retained, but the sub-cellar and cellar levels were expanded by way of rock excavation.

The building is flanked by the Brazilian Embassy Residence, townhomes with private courtyards, landmarked buildings in the vicinity and a lasik eye surgeon. Coordination with the surgeon was crucial to ensure demolition and rock excavation was not occurring during operations. The team also had to coordinate closely with the Embassy to ensure minimal noise during official events.
