The building consists of 269 luxury rental apartments ranging from studios to three-bedrooms on floors two through 22, developed by Equity Residential and 81 high-end condominiums on floors 23 through 40, developed by Toll Brothers City Living. Shared spaces include the ground floor, cellar, sub cellar and mechanical spaces on floors 41 and 42. The cellar houses a shared amenity floor consisting of a pool, spa, gym, club area and theater.

The project scope includes the renovation of the subway entrance adjacent to the site and the construction of a new subway entrance within the building featuring a ten-foot wide stairway and an elevator from the subway platform to street level.

The faceted glass curtain wall designed by Portzamparc of Paris creates a striking addition to the skyline of Manhattan.

400 Park Avenue South achieved a LEED-NC Certified Rating.
