Project Overview
Lendlease and partners L+M Development Partners and Daiwa House Texas Inc. delivered Claremont Hall, a new, transformative 42-story mixed-use building within Union Theological Seminary’s (UTS’s) campus at 100 Claremont Avenue. Lendlease served as both the Managing Developer and Construction Manager.
The project, designed by iconic New York architecture firm Robert A.M. Stern Architects with amenity interiors by CetraRuddy, is a 354,000-square-foot mixed-use building including residential and academic components, immersed in the cultural and academic neighborhood of Morningside Heights.
Claremont Hall is integrated within the broader campus and surrounding neighborhood and provides approximately 54,000 square feet of modern classrooms, academic offices and faculty-designated apartments. The remainder of the building is comprised of 165 condominium residences with a mix of one-, two-, three- and four-bedroom units.
The first floor serves as the main lobby with a lounge and library / dining room. There is a 70-space parking garage, utilizing three high custom car lifts, located on the first and second floors. The second and third floors house amenity spaces including a gym, music/practice room, movement studio, maker’s studio, and children’s playroom. The eighth floor has a lounge, pantry/dining area, and large terrace for the residents use.
The amenity focal point is the pool constructed within a renovated building connected to the new structure. The renovated building was once UTS’s Refectory. The pool is surrounded by double height arched gothic windows and towering wooden trusses.
Construction included demolition of two buildings and renovation of a 100-year-old building on the UTS campus. The renovated building was seismically separated from the adjacent NYC Landmarked James Tower, which required re-support of the landmarked tower’s buttresses and the renovated buildings south roof and wall structures.
The building’s façade was designed to reflect the gothic architecture of the surrounding buildings. The tower’s brick and the main entrance’s hand laid schist were colored to match the adjacent buildings’ stone and the renovated building’s façade was cleaned to its original grandeur. To accommodate local setback zoning regulations, the building terrace have parapets that match the gothic theme. There are also sixteen units with loggias to accentuate the buildings architecture and provide outdoor spaces for the residences. The existing street planters and courtyard shared with UTS were reconstructed and replanted to reflect the surrounding sidewalk décor and existing UTS courtyard landscape.
The new building will meet the U.S. Green Building Council standards for LEED Gold Certification, and V2 of the WELL Building Standard™.
