Project outcome

The Timbers, a Mountain Community Homes project, involves the development and construction of 192 apartments for single and unaccompanied Soldiers at Fort Drum.

Proudly supporting the soldiers and families of the 10th Mountain Division, Mountain Community Homes includes four communities connected with an extensive walking and biking trail system. Primarily a greenfield development, each community was master planned using traditional neighborhood design (TND) principles. The design-build process facilitated multiple iterations of the master plan for each community to balance design objectives with budget constraints while minimizing grading or changes to existing drainage patterns.

The Timbers is the first community for single and unaccompanied Soldiers (Sergeant (P) and above) at Fort Drum. One of five communities of its type Army-wide, The Timbers offers residents the convenience of modern, hassle-free living, and the camaraderie of living with other Soldiers all in this premier apartment community on Fort Drum. The 192 suite-style, one and two bedroom ENERGY STAR apartments feature spacious, open floor plans, fully-equipped kitchens, full-sized washer and dryer, private bedroom suites and a caring, dedicated staff

Construction
The design for the Timbers apartments was conceptualized and progressed through schematic-level drawings by Lendlease’s internal Design Management group professionals, including architects, civil engineering and site planners / landscape architects. Several work sessions between these Lendlease’s designers, cost planners and Project Company/Army Client staff were held to develop the floor plans and ‘look’ for the buildings, site and landscape.
