Project Overview
The Riverie will transform a 2.6-acre full city block located on the Greenpoint-Williamsburg waterfront into the next generation of sustainable and dynamic multi-family living in New York City. The Riverie is envisioned as a resilient, mixed-use development including 834 residential rental units, with 30% of the apartments designated as affordable housing under the Affordable New York Housing Program.
The property will also encompass a re-imagined waterfront esplanade with improved connection to the India Street Pier and NYC Water Ferry.
Given Lendlease and Aware Super’s shared commitment toward achieving the highest sustainability outcomes, the 1 Java Street project will target a range of initiatives including LEED Gold, Fitwel and WEDG Waterfront Certification.

Climate Action
Regenerating the Natural Environment. 1 Java will regenerate and enliven an unused piece of the Brooklyn, New York, waterfront through strategic placemaking and sustainable design. While the project is still in the pre-development stage, future adaptability design explorations show an opportunity to create an all-electric building with the help of innovations such as geothermal heating and cooling and potential on-site solar and battery storage capabilities. A Climate Related Risk Assessment was undertaken during design phase to optimize the built environment’s resilience to the impacts of climate change.Nature & Pollution
Prioritizing Waterfront Resilience. The project design team is utilizing the Waterfront Alliance’s Waterfront Edge Design Guidelines (WEDG) to create an accessible space that connects the community to the waterfront through diverse outdoor spaces, embraces native birds, and prioritizes native planting along the riverfront.Resources & Materials
The design of 1 Java Street prioritizes reuse and longevity. A proposed greywater irrigation system will help to maintain and strengthen the natural ecosystem at the waterfront. Low carbon building materials can further improve the quality of life at 1 Java.Social

Community integration and support. The 1 Java team is in the process of engaging the broader Greenpoint community to understand how we can meet the existing retail and event space needs. Additionally, the welcoming and inclusive waterfront park will be designed with biodiversity and health in mind - providing access to healthy foods and education with native plantings and urban gardens.Economic Prosperity
Engaging the community. The 1 Java project team prioritizes community engagement and economic prosperity. The project team is working to develop partnerships with local non-profits to encourage local hiring, including diverse, minority, and underemployed communities. Future-forward design that supports evolving lifestyles. The 1 Java project design incorporates health and wellbeing into all aspects of the building. Flexible work-from-home spaces embrace a post-COVID flexible lifestyle. The project will pursue Fitwel certification. Wellness programming and passive and active recreation spaces encourage healthy lifestyles for residents and visitors.
